What "free property valuation" actually means at HindaAI

The free part of HindaAI is a snapshot: the input is an address; the output is building data from the building register, the HindaAI score, risks, and neighbourhood indicators. The snapshot shows no euro amount. The estimated value and range are in the full report, which opens soon.

Three things are often mixed up and should be kept apart:

  • a statistical estimate — a data-driven benchmark for planning and negotiation (the HindaAI full report, when it opens)
  • an agent's price opinion — often "free", but tied to selling you a listing service
  • a valuation report — a paid document that complies with EVS 875, required by banks

None of these replaces the others. The question is not which one is "correct" but which stage of the decision you are in.

When the free snapshot is enough

The free snapshot covers early-stage questions that do not need a euro figure:

  • you want to check what the register says about a building before making an offer
  • you are comparing several properties and need one consistent benchmark for building and surroundings
  • you want to see which risks the registers show for an address
  • you are planning a renovation and want a first picture of the building data

Ordering a valuation report for each of these would be slow and expensive.

When the free snapshot is not enough

The snapshot shows no price and is not an official document. You need an EVS 875 compliant valuation report when:

  • a bank requires it for a home loan or refinancing
  • a court dispute, inheritance, or other legal process is involved
  • a counterparty in a transaction demands an official valuation

Even then, the snapshot is useful preparation: you know what the registers say about the building and can ask better questions.

How the snapshot works on HindaAI

  1. Enter an address — no account needed.
  2. Confirm the matched building is the right one.
  3. See building data, the HindaAI score, risks, and the neighbourhood.

The snapshot draws on official registers and open data, including building register facts. The methodology is published openly so you can judge how much to trust the result.

Why an estimate is a range, not a single number

In the full report the estimated value always comes with a range. No model and no appraiser knows the exact price a transaction will close at. The honest answer is a range with a confidence level. A narrower range with higher confidence means more comparable transactions and better data; a wider range signals an unusual property or a thin market.

If a service promises an "exact price" in seconds, ask what that claim is based on.

Using the free snapshot well

  • check that the building facts (area, year built, condition) match reality
  • use the risks and neighbourhood indicators to prepare questions for the seller or agent
  • compare other properties in the same area with the same methodology
  • when the decision becomes official, order an EVS 875 compliant valuation report at the right moment

HindaAI provides statistical estimates and does not replace an EVS 875 compliant valuation report. The snapshot is a preparation tool. Its value is independence and context — not an official stamp.
